A screened porch in Burlington NC is usually built on something you already have. If you own a slab, a patio or space under an existing deck, that is the cheapest square footage you will ever add.
Screened porches in Burlington, NC. We close in patios, slabs and the space under existing decks with framing, screen and a door, right across Alamance and Guilford County.
Almost every screened porch we build starts as something the homeowner already owns and does not use. A concrete patio nobody sits on in July. A slab off the back door. The dead space underneath a raised deck that collects yard tools.
All three already have the expensive parts. There is a floor. There is usually a roof, or a deck above acting as one. The structure is there. What is missing is the part that keeps mosquitoes, wasps and pollen out, and that part is comparatively cheap.
That is why a screened porch is the best value job on this whole site. You are not buying a room. You are buying the last ten percent of a room you already paid for.
This is the one people do not realise is possible. If you have a raised deck with usable height underneath, that footprint can be closed in. It stays shaded all day, it is already dry if the deck above is detailed to drain, and it turns the least used part of the property into the most used.
The framing goes in between the existing posts, screen panels get built to fit the bays, and a door goes wherever the traffic actually flows. If the deck above is not draining properly we will deal with that first, because screening in a space that rains through is not doing you a favour.
The frame carries the screen and takes the abuse, so it gets built out of proper material and fastened properly. Screen bays get sized so a panel can be re-screened later without dismantling the porch, because screen is the one part that will eventually need attention.
Screen choice matters more than people expect. Standard fibreglass is fine for most houses. If you have a dog or cats that lean on it, heavier pet-resistant mesh is worth the difference. If you are fighting no-see-ums, a tighter weave changes the experience completely. We will talk through which one fits your situation.
The door gets hung so it closes on its own and latches every time. A screen door that needs a shove is a screen door that gets left open, and then the whole porch is pointless.
A kneewall along the bottom takes the wear, hides the transition to the slab, and stops the screen getting kicked out at ankle height. It also gives you something to run an outlet in if you want a fan or a light out there, which most people do once they see the space finished.
If the slab is uneven or the existing floor is rough, that gets addressed before the framing goes up. There is no point building square on something that is not.
Price tracks the footprint, whether a roof already exists, how many screen bays there are, and whether you want a kneewall and a finished ceiling. Closing in under an existing deck is usually the cheapest version because the roof is already there. Adding a roof over a bare patio is the most involved. We come look, measure, and give you a price before we start.
If the deck above needs work before we screen underneath it, we do both. See deck building in Burlington NC. And if the porch is part of a bigger exterior project, it is worth pricing siding and windows in the same visit rather than paying to mobilise twice.

Yes, and it is one of the best-value jobs we do. If there is usable head height under a raised deck, the footprint can be framed and screened, with the deck above acting as the roof. We check that the deck drains properly first, because screening in a space that rains through is not worth doing.
Either works. Closing in under an existing deck or a covered patio is cheaper because the roof is already there. Roofing a bare patio is a bigger job and we will price it that way so you can decide.
Standard fibreglass suits most houses. Pet-resistant mesh is worth the extra if you have a dog or cats that lean on it, and a tighter weave makes a real difference if no-see-ums are the problem where you live. We will talk it through before ordering.
Usually yes, especially if new structure or roof is involved. We will tell you what your build needs up front and we build to code regardless.
Closing in an existing covered space is often about a week. Building a roof as well takes longer. You get the schedule with the price.
