Most of the decks we get called out to repair failed in the same three places: the footings were too shallow, the ledger was nailed instead of bolted and flashed, or the joists were spanned further than the lumber could carry. None of that shows in a photo. All of it shows in about four years.
So the parts you cannot see get done first. Footings dug below the frost line and poured to a real diameter. A ledger board bolted to the rim joist with proper flashing over it so water runs off the house instead of into it. Joists sized and spaced for the span, blocked where they need blocking, and hung on galvanised hangers with the right nails in every hole.
Then the deck goes on. Boards gapped so they drain, fasteners set consistently, and the cut ends sealed.
An elevated deck is a different job to a ground level one, and it is where corners get cut most often. The posts carry real load, so they get sized and set properly, and the beam-to-post connection gets hardware rather than a couple of screws through the side.
Stairs are the other giveaway. Risers have to be consistent top to bottom, the stringers have to be cut so the treads land level, and the handrail has to be graspable. A staircase where one riser is an inch off is the step everybody trips on for the next twenty years.
Railings on anything above the code height get built to hold. We use pickets spaced so a small child cannot get through, and posts through-bolted rather than surface screwed.
Above-ground pool decks are their own problem. The frame has to work around a curved wall it cannot bear on, it has to leave the pool's structure free to move, and it has to handle people getting on and off it wet. We frame the surround independently, hold the right clearance to the pool wall, and pick a decking surface that is not lethal in bare feet.
Gates and self-closing hardware matter here too, and rules vary. We will tell you what your setup needs before we build it, not after.
Not every deck needs replacing. Plenty of the ones we look at have a sound frame and twenty-year-old boards, or a good surface sitting on posts that have rotted at grade. We will tell you which one you have. If the frame is good, re-decking is a fraction of the cost of a rebuild, and we would rather do the honest smaller job and get the call again than sell you a tear-out you did not need.
If the frame is gone, it is gone, and we will show you why on the spot instead of asking you to take our word for it.
